These terms and conditions (“Terms”) apply to the website www.rlmbproperties.co.uk and to any booking of serviced accommodation operated by RLMB Properties LTD (company number 00000000, registered office Leeds, West Yorkshire, United Kingdom). By using this website or making a booking, you agree to these Terms.
1. Using this website
This website is provided for general information about our properties and services. While we work hard to keep the content accurate and up to date, we make no guarantee that it is complete or error-free, and property details, availability and prices may change without notice. All content, branding, text and images are owned by or licensed to RLMB Properties LTD and may not be reproduced without our permission.
2. Bookings
Bookings for our homes are taken through Hostaway and connected platforms such as Airbnb and Booking.com, or by direct arrangement with us. A booking is only confirmed once you receive written confirmation from us or the relevant platform. When you book through a third-party platform, that platform’s own terms and cancellation policy will also apply.
3. Prices and payment
Prices shown on this website are indicative “from” nightly rates and may vary depending on dates, length of stay, number of guests and season. The full price, including any cleaning fee, deposit or other compulsory charges, is shown clearly before you confirm a booking. We do not add hidden fees at the final stage of booking.
4. Check-in, stays and house rules
- Our homes are for short-stay holiday and business use only; a booking does not create a tenancy or any right to remain in the property.
- Check-in and check-out times are confirmed before arrival. Self check-in instructions are shared ahead of your stay.
- No smoking, no parties or events, and no pets unless expressly agreed in writing. The maximum number of guests stated for each property must not be exceeded.
- Guests are responsible for the property during their stay and for any loss or damage they cause beyond fair wear and tear.
5. Cancellations and changes
Cancellations, amendments and refunds are governed by the cancellation policy shown at the time of booking on the platform you booked through. If you booked directly with us, the cancellation terms provided in your booking confirmation apply. Please contact us as early as possible if you need to change or cancel a stay.
6. Our responsibilities and liability
We take great care to provide clean, safe and well-maintained homes and to describe them accurately. Nothing in these Terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot be limited by law. Otherwise, our liability in connection with a stay is limited to the total amount you paid for that booking, and we are not responsible for indirect or unforeseeable losses.
7. Your responsibilities
You agree to provide accurate booking information, to treat the property and neighbours with respect, to comply with the house rules, and to report any issues or damage to us promptly so we can put things right.
8. Privacy
We handle your personal data in line with our Privacy Policy and Cookie Policy.
9. Governing law
These Terms are governed by the law of England & Wales, and any disputes will be subject to the non-exclusive jurisdiction of the courts of England & Wales.
